Determining Your RV’s Trade-in Value to a Dealer - Comments Off
Determining your RV’s TRUE Wholesale Value
The first thing you need to know is that the ONLINE valuation guides for RVs are usually much higher than the values in the dealer’s copy of the NADA guide. In other words, what YOU think your RV is worth is probably much, much higher that what the DEALER will actually allow for it.
This is the same for the automotive, boat or RV industries. The dealer MUST take trade-ins at or below wholesale to ever hope to eventually make a reasonable profit. He must allow for interest payments on his used inventory, commissions to sales people, overhead, and much more.
A typical mid-sized RV dealer will have a monthly overhead of $50,000 to $150,000… or more per MONTH! Believe me, it’s not an easy game. He has laid out millions of dollars to allow you to browse a decent selection of RVs, so please… Don’t think of him as the bad guy.
Online RV Valuation Sources
Lets take a look at the online RV valuation sources and how to use them in order to place a realistic wholesale and retail value on your RV.
The best place to get fairly accurate online values for RVs is at: www.nadaguides.com
Go to the RV section and select the appropriate letter that corresponds to the make of your RV.
Now is where you’re going to have to grit your teeth and do something completely against your nature. DON’T ADD FOR ANY OPTIONS! The dealer won’t, so in this case we won’t either. Understand that we are only trying to determine what the dealer will allow for your trade-in. This doesn’t mean that you have to take it. In fact, you will be many dollars ahead if you decide to market your RV on your own, and then approach the dealer on a cash only basis…. But that’s another topic we’ll address in another article.
At the bottom of the NADA page, click on the “Get Price” button. Now, let you your jaw drop as you look at the value for: “Low Retail.”
Now emit a mild groan, because it gets worse from here. DEDUCT another 7% to 10% of that figure to establish the wholesale value in the dealer’s copy of the NADA book. This is the value that the dealer will be looking at. If your RV is an upper-line or luxury RV, or if it is a specialty RV you will need to deduct even more – 10% to 15% of the “Low Retail” figure. Since the online Low Retail prices do not match the wholesale prices in the dealer’s NADA guide, this is an educated guess for you. It will however, get you close enough to decide whether or not you are willing to trade your RV, and accept the actual cash value the dealer will allow.
Remember NOT TO ADD FOR OPTIONS! I know you tried to sneak a few in there didn’t you? Remember… The dealer NEVER adds for options when determining an ACV on a trade-in. In some rare cases such as hydraulic leveling jacks or other options that are very expensive, he MAY allow a little more, but nowhere near the actual cost of the option.
Your best bet in determining what the dealer is allowing you for your trade-in is to take the “Low Retail” figure minus 10%. (More for upper-line or specialty units.)
Certain factors such as mileage, condition and unit popularity and salability my influence the actual cash value allowed for your vehicle. Remember that we are dealing with an inexact science. We are simply trying to establish a guideline for estimating the actual amount allowed for your trade-in. Whether or not you decide to trade, is completely up to you. Now you have a way to weigh one against the other. The final decision of course… is up to you.

Houseplants and Indoor Air Quality - Comments Off
Houseplants and Indoor Air Quality
Houseplants can be the source of cleaner air, but they can also be the exact opposite.
There are two main concerns with indoor plants, insects, and VOC’s.
Insects? Yes. Any houseplant that does not thrive will eventually get infested with insects, especially mealy bugs, aphids, whiteflies, scale, or spider mites. All of these insects can quickly explode in numbers and can present a serious allergy problem. Insects shed old skin and other parts and this insect dander is very allergenic.
Insects also produce large amounts of feces, called “honeydew,” and on this rich organic material mold quickly grows. The mold then produces reproductive mold spores, and these spores become airborne inside the house. Mold spores are of course quite allergenic.
The answer to insects is to keep them healthy. First we should only use houseplants that are well adapted to actually growing inside the house. These plants should get the kind of light they need. Plants that do not get the light they need will get buggy. We must also see to it that our houseplants are well fertilized. Lack of fertilizer will eventually result in a plant that is weak and that will then be attacked by insect pests. I like time-release fertilizers for all houseplants. In addition to time-release fertilizers I also like to use some water-soluble fertilizers too, at least once a month.
Houseplants should be kept clean too. Often dust will land and stick on the leaves and unless they are washed clean on a regular basis, houseplants can be regular dust piles. It is always a good idea to wipe down the leaves of houseplants with some clean water and a sponge. It is a good idea to add a tiny bit of dish soap to the water when you wipe them down, a teaspoon to a gallon. Use lukewarm water. The soap will help make the leaves cleaner, and it discourages insects.
If you find insects on a houseplant, take it outside, put it in the shade, and spray it thoroughly with a mix of dish soap and vegetable oil. Use several tablespoons of each to a gallon of warm water. Spray the plants, soak them every day for a week and if this doesn’t get rid of the bugs, then consider dumping them. If the plants are valuable or you just can’t bear to part with them, add some neem oil to the above insecticide mix and spray them with this several times.
Sometimes to kill scale on a plant I will pour some vegetable oil in a cup and then just brush it on the scale with a small paintbrush. In very few cases does the oil damage the leaves of the plants, and it will smother the scale. This also will work with mealy bugs.
Do not bring buggy plants back into the house!
Even after you get rid of the pests on the plant, before you return it to your house you need to ask why was it that it got buggy in the first place? Is the light too weak? Is the air in the house too dry for it? Have you been neglecting to feed it enough? Has it been kept too dry? Too wet? Is it too cold inside? Too hot? Whatever the answer, you’ll need to change something in order to get it to thrive.
Make a habit of looking over the leaves and stems of all your houseplants on a regular basis. Look on the stems for scale. Look under the leaves for other insect or mite pests. Spider mites thrive in hot weather. Whiteflies thrive in cool weather. One of the best ways to control spider mites is to frequently wash down the plants.
Dander from spider mites is especially allergenic and any plant that continues to get infested with mites ought to be tossed.
VOC’s and houseplants?
All plants release volatile organic compounds into the air. Often these are described as “biogenic emissions.” Some plants release only a small amount and consume much more than they release. The ones to worry about are the plants that release more than they consume. Chiefs among the plant-produced VOC pollutants are carbon monoxide and ozone. Both of these are primary elements of smog. They’re not something you would want in your house. Other VOC gases often of allergy concern inside houses (but not necessarily produced by plants) are formaldehyde, benzene, xylene, toluene, ammonia, acetone, methyl alcohol, ethyl acetate, and trichlorethylene.
Ficus trees. Ficus enjoy a good rating in the OPALS scale because they release so little airborne pollen. Unfortunately, Ficus, and especially the common houseplant tree, Ficus benjamina, they are high emitters of VOC’s. Does this mean we should not use Ficus benjamina as a houseplant?
Yes, that’s exactly what it means. At any rate, these often fail to thrive in houses since most household light is too weak for them and most household air is too dry. They will often be infested with spider mites or other insects and these will just add to the VOC problem. VOC’s are not good for people with allergies and will aggravate existing allergies. Actually, VOC’s are not good for anyone.
Which plants are VOC consumers?
Some years ago NASA scientists discovered that certain plants can remove volatile organic compounds (VOC’s) from the air. The gases studied included formaldehyde, benzene, xylene, toluene, ammonia, acetone, methyl alcohol, ethyl acetate, and trichlorethylene. The plants listed below are said to be quite effective at removing indoor pollutants. Please keep in mind though that they must be growing healthy and they must be kept bug free in order to work. : Dracaena, Golden Pothos, Red Emerald Philodendron, Dumb Cane, Schefflera, Wax Begonia, Snake Plant, Norfolk Island Pine, Dracaena, Dendrobium and Phalaenopsis orchids, Spider Plant, Arrowhead Plant (Syngonium), Dwarf Banana (Musa), and Chinese Evergreen (Aglaonema) Also recommended for cleaning indoor air were Rhapis, Chamaedorea and Phoenix Palms, but it is important to note here that only female palms should be used. You don’t need extra palm pollen in the house. In addition, also recommended for cleaning indoor air were potted chrysanthemums and Gerbera Daisy, but I do NOT recommend these as houseplants. They have high light requirements and will not thrive in most houses, and they can cause contact skin rash. Their pollen (they’re ragweed relatives) is highly allergenic. Better to keep the mums and Gerbera daisies outside.
Also NASA recommended as an effective air cleaner plants was Peace Lily, or Spathe Flower, but I do NOT recommend these as houseplants either. They also can cause skin rash and when in bloom they too shed pollen that is allergenic.
It is always a good idea to let houseplants dry out a little bit between watering. This gives the roots a chance to get more air and it also discourages the growth of molds in the soil. When you do water houseplants it is wise to soak them thoroughly rather than give them just a little bit of water each time. Always use water that is luke- warm, at least at room temperature.
How To Find And Use File-Hosting - Comments Off
What’s the difference?
While surfing the net in order to find free space for home video or favorite songs, users often confuse two things – web hosting and file hosting. So, what’s the difference? First of all, web hosting allows you to place your site on the web. And file hosting gives you free space, where you may store whatever you want – from files to songs. So, now you can save your time looking for file hosting instead of web hosting.
Keywords
First of all you must define why you need file hosting? Basically, there are 4 common types of files – video, images, music and data. If you are looking for any special file hosting server, you should use the keywords “file upload” and add the type of file. For example “file video upload”. Another good way is to type in SE “file hosting”. The best SE in my humble opinion are Google and Yahoo! So, start your search and I’ll tell you how to deal with file-hosting services.
How to use it?
Usually, file hosting services offer you to choose a file from your hard drive. As I’ve already said, you may choose mp3, video or any data you want. But keep in mind that the file must conform to upload restrictions. The upload limit may vary from 10 to 250 Mb.
And this is not the only restriction. There may be upload and download speed limits, free space limits, and so on. But all these restrictions can be lifted if you sign up for “premium account”. So it’s up to you.
After uploading a file you get a link that you can keep in the closet or share. Using this link you can download files whenever you want.
There is no doubt that file hosting service is the most reliable and easy way to share and host your files.
Everyone may take advantages of our free service at http://www.oxyshare.com, that includes unlimited disk space, an endless amount of file downloads and e-mail file delivery. Free registration also gives access to upload files using your favorite FTP client and opportunity to edit or delete files. Using our partnership program registered users may earn money for their files downloads. Uploaded files are accessible for 30 days if there was no request to download. Go to http://www.oxyshare.com.

The REAL Cost of Building and Maintaining a Commercial Website - Comments Off
Having a website can be a wonderful experience. I have experienced the joy of owning and operating a brilliant website built and hosted by a genius. I have also experienced the misery of owning a lousy website hosted by notorious scammers. So I have seen websites from both ends of the spectrum.
This article is to apprise everybody of the costs associated with building and operating a commercial website. There are millions of web-surfers who seem to believe that everything they see on a website should be available free of charge. This will set the record straight so these people get some appreciation of the costs involved to bring information to them. (Note: The rates will vary from provider to provider).
First, a distinction – there are two basic types of websites:
- Personal – mum and dad type sites – several pages of “family” style information
- Commercial – business sites – from one page “sales letter” sites to massive sites of several hundred pages.
For the purpose of this discussion I am going to limit my comments to commercial websites only.
A commercial website has been described as the great business leveller. You see, small businesses can compete on an even playing field with giant multi-national companies in what have been described as “niche” markets. That is, specialist markets.
As I mentioned before, so many web-surfers expect all websites to deliver completely free information to them. After all, websites are really cheap to build and cost virtually nothing to maintain. Or do they?
Let’s have a look at what is involved and the typical costs:
First, you will need a telephone line. No problem. Most people have them. The cost is variable depending on what country you live in.
Next, you will need a computer. Again, no problem, most people have them too. They can range from several hundred dollars to several thousand dollars US depending on the make and model, its capacity, its range of features and the like.
With a telephone line and a computer you will then require an Internet Service Provider (ISP). An ISP will charge around US$20 per month for internet access. Broadband access will cost around US$750 per year, depending on your ISP.
Note that so far we are still just incurring the cost that the average surfing information hunter incurs.
To have a website you will either need to build it yourself or contract a specialist to build it for you. Obviously, if you do not have the knowledge and ability to do it yourself you will need a person skilled in doing this. For 15 or so pages (a reasonable sized website) you could pay in the vicinity of $1,500 US, often more.
So, now you have a telephone line, a computer, internet access and a website. Is there anything else? There sure is.
You will need a domain name for your website. This is so you can be found by your Unique Resource Locator (URL) name. That is how people will be able to find you – via links to your www.domainname.com name. A domain name will cost you somewhere around US $10 to $20 per year to keep it registered.
Then there is hosting. You will need a website hosting company to keep your site active and online for all the world to view. This is where the site “lives.” It’s where it is domiciled and is able to be changed by adding to or subtracting from the pages. Hosting can set you back around US$200 to $300 per year. Yes, I know some people get it for a lot less. However, like everything else if you want quality and performance then that is the going rate.
Anything else? Sure is.
Now you can really spend some money. Now your website desperately needs what all other websites need – traffic, otherwise known as visitors. You can spend thousands, even tens of thousands on this if you want.
So, let’s add it all up so far:
- telephone line – standard variable cost
- computer – standard variable cost
- ISP – US$240 per year.
- website construction US$1,500 to $2,500 (initial set up)
- domain name US$20 per year
- website hosting – US$200 to 300 per year
- website traffic US$nil to infinity (whatever the budget will allow)
To summarize, without the initial cost of a telephone line or a computer, the minimum cost of a commercial site is in the order of US$1,960. That does not account for any traffic costs. Nor does it account for an opt-in email collector or a delivery system to send digital products automatically. These can add the best part of another thousand dollars per annum to costs. However, we will only count what the basic ongoing yearly costs are as listed above. These amount to around US$460 at the bare minimum.
I stress that these costs are conservative. In reality a website owner can spend every cent he or she has on a commercial website. It is easy to do.
So, if you are looking to have your own website you now know what sort of money you are going to need to fund it and keep funding it year after year. And we haven’t even talked about the cost of anything that you might want to sell yet or the time it might take to develop digital products that can be downloaded from the website to a consumer.
If you are a web-surfer wanting everything free you now know why everything simply cannot be free.
Many website owners are very generous with what they provide free of charge. Just don’t expect them to give you everything for nothing. If you do then your favorite site may be out of business the next time you go to visit it. If you see something that you want then buy it. Very little in this world is free – somebody, somewhere has to pay. Something is free to you only if you do not have to pay for it.
Website owners can display this article at their own sites to explain why not everything can be free to the many visitors who expect just that. Perhaps it could be listed under a heading like: “Why Not Everything At This Website Can Be Free.”
Now Joe and Mary Websurfer will understand the costs that the average website owner has to pay before even one sale is made.

Effective Webdesign - Comments Off

The Basics
Before starting on how to design a website effectively, how about clearing some basic web design concepts? Designing Effectively
Now that you know what web design and related terms mean, lets get down to the real thing: Designing Effectively How to balance artistic design with practicality and functionality.
Use of graphics and content
Unless your website is all about graphics, how to make them, edit them or just a bunch of links to graphics websites, I suggest you use graphics sparingly, especially the flashing, twirling kind. They not only detract readers from the content, but they also take ages to load. You do not want your readers to leave your website because your graphically attractive page does not seem to load fast enough. Then again, too much text is boring. So mix and match the graphics and text on your page, having enough white space so that the page is not plain annoying.
Layout and design
While designing, keep in mind that poor layout and design will make your pages unreadable and difficult to keep your visitors on your website for long. Some of the things that make a poor design and layout:
Text that is too small to read
Color combinations of text and background that make the text hard to read
Large graphic files that take forever to load
Multiple things that blink
Unclear navigation; over complex navigation
Paragraphs of type in all caps, bold, and italic all at once
Graphics that don’t fit on the screen (assuming a screen of 640×460 pixels)
Animations that never stop
Complicated frames, too many frames, unnecessary scroll bars in frames
Cluttered, not enough alignment of elements
Some of the things that make a webpage stand out from the crowd:
- Stay away from bad design features listed above.
- Background does not interrupt the text
- Navigation buttons and bars are easy to understand and use
- Good use of graphic elements (photos, subheads, pull quotes) to break up large areas of text
- A large site has an index or site map
- Link colors coordinate with page color
- Every graphic link has a matching text link
- Animated graphics turn off by themselves
- Pages download quickly
- All pages have the immediate visual impact within 640 x 460 pixels
Planning
Most of the time, all it takes to design your website effectively is a little planning. When designing a website, it needs to be clean, uncluttered, attractive and easy for users to read and find what they need. Begin with a webdesign plan:
- what colors do you want to use?
- Are these colors complimentary?
- What items – text, images, data – do you want to put in your pages?
- What layout do you want? Look at other websites and then decide.
Follow the above steps to get a website that speaks for itself and your business. You can always contact me for suggestions and webdesign projects.

Get Leverage & Increase Your Sales Results Immediately! - Comments Off
Have you ever started something and not completed it? Or
maybe there’s something that you know that you should do but
you just don’t seem to get around to it? Or perhaps there’s
something that you know would benefit from more attention /
more focus but you just don’t give it the attention that it
deserves?
For a lot of business people this sums up the selling experience!
Most people that I speak to who are involved in sales freely
admit that they don’t focus on new business enough or that they
frequently put off new business generation to do
something else instead. This seems surprising when every
business person knows that new business generation is essential
to helping them to hit target, push them over target or build the business that they desire.
Given this – why is it that we so often don’t take action?
A large percentage of people that I speak to complain that sales
isn’t seen as professional and that they don’t consider
themselves as doing a professional job. When I ask them when
they last read a book or attended a seminar on selling,
communications or motivation they look at me like I’m stupid.
90% plus haven’t read a book in the last year and …well over
80% have never read a book on selling!
Is it any surprise then that they feel unprofessional?
Question.
Would you consider a brain surgeon with no training and who
had never read a book or attended a seminar? I don’t think so!
So why is this the case?
I believe that it simply comes down to leverage. We often know
what we need to do but it’s just easier not to do it. Think about it for a second. Have you ever thought that you really needed to so some cold calling? You maybe got the client list together, got yourself a coffee and sat down to do it. All ready to go but then you ended up going through your email inbox! I think every business person has done that because sometimes it’s easier just not to do it!
As we’re still at the start of 2005 I decided today that we should focus on what you want and on how to get leverage so that you feel compelled to take action right now. Record the results of your findings in your sales success log and remember … the more detail you go into, the greater the leverage … the greater the leverage, the more the call to action.
But before we do this… consider the fact that according to all of the statistics – you are about to catapult yourself into the elite group of sales winners!
Why?
* 90% of sales people don’t buy books or listen to audios
* 90% of books / audios won’t be read / heard past the first
chapter
* 80% of readers / listeners won’t take any action
That means that if you read AND take action you will be part of
an incredibly elite group! Interested?
Where are you now?
No seriously! Where are you now? When I work with
individuals and teams I have discovered that it takes an
incredible amount of courage and honesty to really investigate
where we are currently. In life we all live in our own
perceptions of the world – prejudiced by the spectacles that we
habitually wear. If you are going to make a radical difference to any area of your life it is essential that you break through this barrier and be honest with yourself. Only by taking this crucial step will you get what you want.
Over the course of the next few minutes I am going to ask you
some questions. The more time you take to really consider these
and think through the answers, the more they will help you to
get leverage. I strongly recommend that you record the
questions and the answers into your Sales Success Log (SSL).
Questions to Ask Yourself
What is the most pressing issue or challenge that you face with
new business generation at the moment?
If you were to know, what is the biggest issue that you need to
resolve at the moment such that if you solved it you would
make a major breakthrough?
Sometimes this question isn’t so easy to answer. Keep asking it
of yourself over and over. Let’s face it, if this was dead easy,
everyone would do it and then you’d only be keeping up not
getting ahead!
Typical answers include:
* I don’t have enough time to generate new business
* Making excuses
* Fear of rejection
* Not confident enough
* Not enough training, knowledge, support, back-up etc.
* Market depressed
* Client rejections
* Price
* Existing supplier relationships
* No database
* Unqualified leads
* And many, many more…
Am I sure that I understand this issue fully?
Sometimes the presenting issue is not the real issue at all.
Before we carry on you need to ensure that you have a full
understanding of the issue at hand.
* What is really going on here?
* How long has this issue been going on?
* Have I always considered it a challenge?
* How bad are things really?
* Is this worth working on?
For the rest of this exercise I am going to use fear of rejection and not having enough time as my examples. I will be basing my answers on typical answers given by coachees in sessions that I run.
Fear of rejection. “Before I even make the call I am worried
that the client will reject me. I wasn’t always worried about
this. When I first started selling I didn’t care at all. I guess that I started to feel this way about 3 months after I started. I seem to get rejected much more often now and, if I’m honest I do very little new business generation. This is definitely worth working on as my lack of proactivity is effecting my business.”
I don’t have enough time. “I think that this is more wrapped
up with the fear of rejection. I am very busy but generally I do
make excuses when it comes to cold-calling. If I didn’t have the
fear of rejection I am sure that I could find the time. I started finding things to do as soon as I started to win my first clients and things have really got pretty bad now. If I were to lose a client I really have no back-up as I haven’t been focusing on new business generation at all recently.”
What is the Impact of This Problem on Me?
Now… I said that you had to be honest! Ask yourself…
* How is this problem currently impacting on me?
* What results am I getting due to this problem?
* How are these results impacting me; my team; my business?
* When I consider this impact how do I feel about it?
Remember to consider each incidence separately.
Fear of rejection. “I’m not doing hardly any new business
generation. I know that this is impacting my potential client
base. I used to bring on new clients quite regularly but I can’t
remember the last time that I brought on a really new client. My
team don’t really see me as a new business winner and I know
that the boss thinks that I only “cherry-pick” easy business.
his makes me feel annoyed as I know that I can be better than
this. What’s more I think that I am less confident in my dealings with existing clients and this is impacting my potential revenues.”
I don’t have enough time. “Because I don’t make the time to
generate new business I am sabotaging my own chances of
success. When the others are doing business generation I am
usually doing administration. I’m not really part of the team
because of this and it upsets me.”
What Future Consequences Will Your Problem Bring?
Quite often when we don’t do something right now it doesn’t
really matter. Doing exercise today or not doing exercise today
will do little (or nothing) for your fitness levels, your physique or your health. When considered over a larger period of time however daily actions such as exercise will determine massive differences in the results that you get.
When considering your actions and their consequences you
need to look at the long-term. It’s important that you take time
to really think through and picture these consequences. The
more real they are for you, the more leverage for change will be
created.
Questions to ask yourself…
* If nothing changes in your current situation what will the
consequences be?
* What’s the likely outcome of your continued action (or inaction)?
* What consequences will this have on your sales career,
finances, business, promotional prospects and self-esteem?
* What’s at stake for you?
* How will others such as your family, friends and
acquaintances be affected?
* How do you feel about this course of events?
Fear of rejection. “Ultimately, I will not have enough business
coming in and I will probably be sacked or go bust. No business
can survive without new sales. I have been quite ambitious in
the past and have taken on loans for cars and a new house. If I
don’t make the sales then I could easily lose these. My industry
is quite small and it would not be good for my reputation or
future employability if I were sacked or made redundant. I
would hate the thought that I had failed to do my job. If I lost
my house it would put an incredible amount of pressure on my
family life too as we are hoping to have a baby next year.”
I don’t have enough time. “If I don’t create the time to
generate new business I won’t make any sales and I will lose my
job. This will make me unemployable as my reference would be
poor. I wouldn’t be able to keep up the car payments or my
mortgage. This would create massive family tensions and
personal stress.”
Take Personal Responsibility
People often ask me what the differences are between great
salespeople and sales superstars. This is a truly great question
which, I believe, has several answers. High up on my list would
be that sales superstars’ take personal responsibility for their
success no matter how hard things around them may get. Only
by taking total personal responsibility can you become totally
accountable for the results that you get.
Keeping this foremost in your mind consider how you
contributed to the current situation or problem?
I totally accept that your initial answer may well be that you
didn’t contribute. For many people this way of thinking
represents a quantum leap in their habitual behaviour so it may
not come easily.
Keep asking yourself…
If I knew, how have I contributed to this current situation or
problem?
Fear of rejection. “I have allowed myself to fall prey to my
own imagination and become fearful of generating new
business. I have focused on the times that I have not succeeded
rather than the times that I have. I have listened to people
around me who are not getting results rather than focusing only
on those who are peak performers.”
I don’t have enough time. “I have allowed myself to make
excuses and rationalise my own behaviour because of my fear
of rejection. I have listened to and adopted the mindsets of other salespeople who are making excuses rather than taking action.”
Do You Want to Change Now?
Before we start talking about what you want instead I think that
it’s important to know that you do want to change now don’t
you. So take a moment and consider…
* What you will gain when you resolve this situation?
* What results will you begin to get and why will you enjoy
them?
*How do you feel about your decision to move towards a
satisfactory solution?
Fear of rejection. “When I let go of the fear I will be able to
generate new business confidently and professionally. This will
allow me to take control of my own destiny whatever sales
challenges are thrown into my path. I will begin to create new
client relationships, new sales and new opportunities. Knowing
this makes me feel alive and ready to get going.”
I don’t have enough time. “I will gain the ability to choose
how I spend my time rather than being dictated to by my
irrational fear. I can concentrate on planning my sales
campaign so that I gain maximum benefits from my efforts. I
feel excited at the possibilities ahead.”
You + 100% Commitment
Many times in my programmes I ask you to commit yourself to
action. In the minds of sales superstars there is no greater
commitment than to yourself. Grab your Sales Success Log and
answer the following questions…
1. What is the most powerful and congruent step that you can take right now?
2. What’s going to get in the way of you taking it?
3. How are you going to deal with this challenge?
4. When will you start and complete this step (put a date on it)?
My suggestion is that you sign and date your commitment to
this step.
Welcome to the new you … let’s get going!

What is a 125 Home Equity Loan? - Comments Off
125% Home equity loans are second mortgages that literally think “outside of the box,” because they allow homeowners to go beyond their homes’ equity to finance things that typically require a significant amount of equity. The 125% home equity loan is a 2nd loan that is secured by your home and personal credit. The 125% loan subordinates to the first mortgage, just like regular second mortgages do, but since the balance of the new loan exceeds the value of your home, your credit becomes an essential element for loan approval. Any mortgage added that subordinates to your existing mortgage, and also exceeds the value of your property is considered to be a 125% home equity loan.
125 Home equity loans are 2nd mortgages that are secondary to 1st mortgages, but they don’t have to reach 125% of the home’s value to be considered a 125% loan. Any loan that has a combined loan to value between 101-125% is qualified as a 125% second mortgage. If the mortgage lender is required to foreclosure because you haven’t made the mortgage payment for a period of months, the lien holder will receive no recourse, because there is no equity. This is the primary reason that the interest rates are so much higher with 125% equity loans.
Unique Niches of a 125% Home Equity Loan:
Primary Use of Funds: 125 home equity loans are used to consolidate high rate credit, installment loans, and home improvement projects.
125 Loans offers a single lump sum disbursement of funds at the close of escrow. You can’t borrow, and re-borrow money on the same loan, like you can with home equity credit lines.
125% Home equity loans do not offer 30 year fixed rate terms
Re-payment term options (15 year, 20 year or 25 year terms)
Home equity terms are set for a close-end mortgage with a specific number of monthly payments that is charged with a fixed interest rate.
125% home equity loans do not allow interest only payment options
All 125% loans require fully amortized payments that consist of both principal and interest.
No “balloon” payment features with 125% loans
Balloon notes are not allowed when exceeding the value of the home.
The interest paid on a 125% home equity loan is tax deductible to 100% of the value. In some cases interest paid for home improvements may grant tax deduction exceptions, but consult your tax advisor.
Since the mortgage lenders’ risk is more significant, these home equity loans will be offered at a higher interest rate than 1st mortgage rates. The interest rate is the issue many homeowners get flustered about when they are considering taking out a loan that exceeds their homes’ value. Don’t compare your 1st and 2nd mortgage interest rates. They are apples and oranges. Your 1st mortgage won’t let you pay off high rate credit card debt, while taking the loan amount beyond the homes’ value. More important than the interest rate is the amount of money you stand to save each month with a 125% home equity loan. If this loan saves you enough each month to finance a nice car, then you might want to grab the keys and start the 125 engine.
